Real Estate Market Trends: January 2017

JERSEY CITY: The median list price for Jersey City is down $12,000 after its significant jump from September to October. The median list price per square feet went up $16, while the rent list price per square feet went up 1 cent, both minimal increases. After a large decrease of $150 from September to October, the rent list price stayed the same at $2,100. 

HOBOKEN: Most numbers in Hoboken are up from the prior month. The median list price saw a significant increase up $46,000 from $749,000 to $795,000. This number has seen a rapid increase the last few months, up $58,000 since September. The median list price per square foot was also up $17 to $711, while the rent list price is also up $100. The rent list price per square feet is down a small drop of $0.17 to $3.12.

HUDSON COUNTY: Hudson County numbers, as a whole, are all quite erratic. After an increase $20 the previous month, the mean list price went back down to $402,000. Also down was the rent list price per square feet, going down $0.03 and down $0.12 the last 3 months. After a decrease of $100 the previous month, the rent list price is up $30 to $2,230, while the median list price per square feet went up $1.
